Five Business Fields

Real estate has always been at the center of TAISEI Co., Ltd. From leasing and sales brokerage to land development, property management after completion, and advice on how an entire portfolio should be structured, we carry out the whole sequence in-house.

On that foundation, we have also extended into the work that surrounds real estate: IT development to make management operations more efficient, staffing to support work on site, media planning to design how things are communicated, and film production to record what a company stands for. Each of these businesses began because our real-estate practice demanded it, and each supports the others.

Real Estate

REAL ESTATE

This is our core business. Our work does not end once a property has been introduced: we stay with our clients with an eye on how the asset will be operated after acquisition and when it should be released. Because brokerage, development, management and asset advice all sit within our own organization, matters proceed through a single point of contact, without the person in charge changing along the way.

For more than 20 years, centered on Tokyo, we have watched the market rise and fall. We speak frankly about the strong phases and the difficult ones alike, drawing on our own experience of owning and operating properties.

Leasing & Sales Brokerage

LEASING & BROKERAGE

For residential and investment use alike, we broker the leasing and sale of properties, primarily within Tokyo. We build the terms from comparable transactions and prevailing market prices, and a single member of staff sees the matter through from arranging viewings to negotiation, contract procedures and handover.

Land Development

LAND DEVELOPMENT

We handle land acquisition, planning, coordination with design firms and contractors, and supervision during construction ourselves. Under our own development brand, the TS series, we have built rental housing in Tokyo, Saitama and Kanagawa.

Property Management

PROPERTY MANAGEMENT

Tenant recruitment and screening, rent collection, maintenance and inspection of the building and its equipment, and restoration on move-out. We take on day-to-day operation on the owner's behalf, and we place importance on acting before a vacancy is allowed to drag on.

Asset Consulting

ASSET CONSULTING

Analysis of income and expenditure on the properties you hold, review of ownership structure in light of corporate and personal tax burdens, and judgment on when to acquire more or to sell. We advise from the perspective of the portfolio as a whole, not of a single building.

For Overseas and Japan-Resident Foreign Investors

In Japan, real estate takes more work after the purchase than before it — all the more so where language and business customs differ. We take on everything through a single point of contact, from acquisition through day-to-day operation and management to eventual sale, and we work in Japanese, Chinese and Korean.

Acquisition

From clarifying your budget and objectives to selecting properties, guided viewings, price negotiation, contract and settlement. We also explain the required documents in Japanese, Chinese and Korean.

STEP 02

Operation

Setting the rent and recruiting tenants. Watching how comparable units nearby are being marketed, we propose terms that keep vacancies from dragging on.

STEP 03

Management

Rent collection, tenant support, and maintenance of the building and its equipment. We report regularly so that you can follow the situation even from a distance.

STEP 04

Sale

From discussing an exit in light of market conditions and holding period, through marketing to buyers, contract and handover.

IT Development

IT DEVELOPMENT

Property records, tenants, rents, repair histories. Real-estate work involves a great volume of information, and every item of it keeps being updated over many years. We began by improving that record-keeping for ourselves; today the development of business systems and websites is a business in its own right.

Because the people who use the systems every day are the ones designing them, we can eliminate in advance the rework that is invisible on paper, and the points where staff end up reverting to manual work.

Staffing

STAFFING

We introduce and dispatch personnel, chiefly in the real-estate, construction and service sectors. Because we operate sites of our own, we know what kind of people are needed and when, so you can consult us from the stage of estimating timing and headcount.

We also introduce personnel who can work in both Japanese and Chinese, and who are put to good use at sites welcoming clients from overseas.

Media Planning

MEDIA PLANNING

Who to reach, in what order and through which medium, in order to convey the appeal of a company or a product. From print to websites and social media, we design the structure by working backwards from the objective. The instinct for communicating in three seconds, developed through preparing property marketing materials, carries over directly.

We plan communication not only for Japan but also for Chinese-speaking markets.

Film Production

FILM PRODUCTION

This initiative combines investment in film and television with communicating our corporate image. Rather than simply placing advertising, taking part from within the making of a work allows us, we believe, to convey what the company is in a form that lasts.

CASE

Investment in a documentary spanning Japan, China and France

A documentary in which TAISEI Co., Ltd. is both an investor and a participant in production has begun filming in Tokyo. It is an epic work spanning Japan, China and France, and our own projects and brand are woven into it. The initiative looks both to communicating our corporate image through the work and to a return as a film business.
